Where it sits
Azizi Florence is laid out as six architecturally distinct clusters around a 1.6 million sq. ft. central park. Bellarno is the centre one. Select any other cluster to move to it.

The spine bends around Bellarno on two sides. On the master plan its homes face green on a longer boundary than anything else in Azizi Florence.
The lake and pavilion, the event lawn and the amphitheatre all fall on or against Bellarno’s boundary.
The 214 six-bedroom villas Azizi has released as park-facing are, by definition, on the central park — and this is the cluster the park frontage runs through. Allocation is confirmed on the price list, not on the plan.
Every one of the 11.5 km of cycling and jogging track passes Bellarno, because the track follows the spine.
Azizi Developments has published the master plan, its cluster names and the release figures for Azizi Florence as a whole. A unit-by-unit breakdown by cluster has not been released. The home types, sizes and prices below are the master-plan release figures and apply across the community; the allocation to Bellarno is confirmed on the current price list at the time of booking.

The name
Five of the six clusters are named for places you can drive to. Bellarno is not one of them — no Tuscan map carries it. It reads as bel Arno: the beautiful Arno, the river that runs through Florence and gives the city its shape and its floods.
For the cluster built around the community’s own green spine, a coined river name is the one that fits. Whether Azizi intended the reading, the position argues for it.
The Residences
Five released home types across the master plan, from a three-bedroom townhouse at AED 1.89M to a six-bedroom park-facing villa at AED 4.95M. Every home is delivered with private outdoor space, and plots start at 1,600 sq. ft.

Shared across the six clusters
85+ amenities serve Azizi Florence as a whole — the 1.6 million sq. ft. central park and six pocket parks, 12 residents’ clubhouses, 11.5 km of cycle and run track, two mosques, a school, a hospital and a retail high street. A home in Bellarno has the same claim on every one of them as a home anywhere else in the community.

Azizi Florence is sold on a construction-linked 30/70 plan. 10% falls due on booking, then 5% at each of four milestones, with the balance on completion — the same terms across all six clusters.

Questions

The 214 six-bedroom signature villas are sold as park-facing, and Bellarno is the cluster the central park frontage runs through. Azizi Developments has not published a cluster-by-cluster allocation, so which plots fall inside Bellarno is confirmed on the current price list at the time of booking, not on the master plan.
Nowhere. Five of the six clusters are named for real places — Lucardo, Versilia, Pienza, Siena and Soffiano all exist. Bellarno appears on no map of Tuscany. It reads as bel Arno, the beautiful Arno, the river that runs through Florence, which fits the cluster built around the community’s own green spine.
Master-plan release pricing runs from AED 1.89M for a three-bedroom townhouse of 2,224 sq. ft. to AED 4.95M for a six-bedroom park-facing villa of 4,930 sq. ft. — roughly AED 850 to 1,004 per square foot. Pricing moves with each cluster release, and the current figures for Bellarno are on the live price list.
Completion for Azizi Florence is scheduled for 31 July 2029, when the final 70% instalment falls due. Clusters 1 and 2 are the first phases released and are open for booking. Azizi has not published which of the six named clusters those two are, so whether Bellarno is inside the current release is confirmed on request.
The 11.5 km cycle and run track follows the park spine, so it runs the length of Bellarno’s boundary — no other cluster touches more of it. Twelve residents’ clubhouses are distributed across the six clusters; the published master plan does not label which of them serve Bellarno.
